Job Description Summary
The Smart Building Performance Engineer (SBPE) will guide portfolio-wide operational teams on the Client account through leveraging a newly deployed Smart Building operational data and analytics technology platform. The position will have primary responsibility for the administration and day-to-day operation of the Smart Building OT platform, analyzing portfolio and building-level data and trends, and helping account leadership and building-level teams maximize the operational benefit of the technology and associated processes. In-depth Smart Building OT platform training will ensure a successful transition into the role for the right candidate.

Job Responsibilities:

System management - the SBPE will ensure the Smart Building OT platform operates as designed, identifies potential gaps in the system configuration, and works with end-users and the vendor to introduce additional functionality and capabilities as they are identified. The SBPE will:

  • Coordinate with the System Administrator to ensure end-users and accounts are configured correctly, and users are assigned to the correct roles and access levels.
  • Troubleshoot day-to-day issues that may arise within the Smart Building OT platform and initiate corrective action with on-site building level teams, or third party vendor as required.
  • Work with account leadership and BI Analyst support to develop required analytics and reporting capabilities.
Building performance - the power of the data platform centers around building and system performance and the ability to monitor, measure, analyze, visualize, and manage data trends or specific instances. The SBPE role will be central to helping Client transition into a more data-centric approach to managing and maintaining its buildings. In this role, the SBPE will coordinate with on-site building engineers, facility managers, and regional teams as a subject matter expert on data and building system performance to achieve the following:
  • Transform how the account manages preventative maintenance schedules and capital project planning in a collaborative environment using data and analytics as critical decision criteria.
  • Support the operational and technical functionality of building systems and infrastructure, including managing KPIs, and monitoring data and analytics outputs accordingly.
  • Execute retro-commissioning (RCx) studies of buildings and systems: primarily data-based remote monitoring and MBCx activities.
  • Analyze data from building systems to identify and prioritize optimization opportunities and potential issues (faults). Initiative and route work orders accordingly.
  • Support energy management, sustainability, and facility/property management teams as required to develop ROI calculations, secure budgets, and support projects resulting from RCx/MBCx activities
  • Measure and verify (M&V) key metrics in areas such as energy or other operating expense reductions where supporting system data is available. Identify additional data sources that may be integrated into the platform that support key metrics.
  • Coordinate with site teams to triage incoming issues, submit and manage work orders, and coordinate with vendors and C&W personnel in the field to verify resolution of issues
  • Contribute to implementing and ongoing management of fault detection & diagnostics (FDD) rules and capabilities.
  • Identify opportunities for projects for building hardware integrations (meters, control systems, gateways, etc.) and software implementation that support the growth of a data-driven building management environment.
  • Coordinate with site teams to monitor critical systems for emergency response and route/escalate as appropriate during normal building operating hours.
  • Coordinate and support site teams on effective adoption and utilization of the OT data system in day-to-day operations focusing on streamlining existing processes and enhancing operations through data, analytics, and automated workflow where applicable.
Required qualifications:
  • Position is available in either Bridgewater, NJ, Whippany, NJ, New York City, NY, Tampa, FL or Cary, NC. Candidate must be local to one of these locations.
  • Bachelor's degree in Mechanical, Electrical, or Architectural Engineering (or similar technical degree with directly applicable experience in building systems)
  • Minimum of three years of experience in building systems (ideally HVAC/mechanical or controls) design, commissioning, retro-commissioning, optimization, and analysis
  • Strong knowledge of large commercial HVAC systems, how their components work and interact, and how they are automated, controlled, monitored, and measured
  • Expertise with HVAC, building controls, system commissioning, or energy optimization projects
  • Ability to use building data to identify performance improvement opportunities down to the root cause, develop specific action plans or projects, manage those projects, and verify results
  • Strong empirical analysis skills: ability to quickly process and understand data
  • Experience, to a level of comfort, with time-series data and standard tools to work with data, i.e., some combination of spreadsheets (Google Sheets or Excel), B.I. applications (Tableau, Power BI, Google Data Studio), SQL, RStudio, etc.
  • Ability to create client-ready materials, reports, and visualizations
  • Strong communication and presentation skills targeting various roles and audience types (mechanical technicians to executives). Clear, concise, collaborative, and engaging communication skills
  • Ability to master a new software product quickly
  • Comfortable working autonomously and driving results without continuous supervision
  • (Probably most important): a strong and unwavering desire to make things work properly-even when there are obstacles
  • Ability to quickly define problems, gather and assess relevant data and information, establish facts, and draw valid conclusion.
Desired skills and qualifications (not required):
  • Professional Engineer (U.S. state preferred)
  • LEED AP or experience with LEED certification (especially O&M)
  • Certified Energy Manager
  • Various commissioning and high-performance building designations (ASHRAE, etc.)
  • Experience deploying, managing, or upgrading building automation systems or other direct digital control and monitoring technologies
  • Experience with Fault Detection & Diagnostics (FDD) software and processes: i.e., deploying, managing, tuning, and operationalizing results from FDD applications in operating buildings
  • Experience with metering (electrical, gas, water) design, installation projects, integration, maintenance, hardware, etc.
  • Experience with I.P. network configuration and troubleshooting
  • Experience in commercial or corporate real estate and facility operations
  • Experience working in a remote operations center or "NOC/ROC" environment
