Description

An opportunity for a motivated and experienced Corporate Real Estate professional to be part of Turner & Townsend's growing Program Management team in New York.

We are in search for an experienced, ambitious and diligent Senior Commercial Manager to manage their portfolio of infrastructure projects within the Americas. You will be tasked by directly managing smaller infrastructure projects while also managing specific cost management teams on more complex infrastructure projects for the region. You will be an integral part of the Clients Infrastructure Program Team.

Roles and Responsibilities

  • Ownership of Commercial Management responsibilities for the Infrastructure Program at all stages of all projects within the region: inception, feasibility, Design, Construction Administration & Close Out.
  • Creation, issuance, and presentation of early Cost Estimates to the Client to enable informed decision making in relation to their capital investment planning.
  • Manage and be responsible for filing and up to date record keeping of all commercial documentation and cost data.
  • Work with the Infrastructure Program Team and project Delivery Teams (for complex projects) to build Client specific cost benchmarking data.
  • Communicate, implement and manage various commercial processes for the benefit of our Client including but not limited to: stakeholder invoicing processes, procurement strategy processes, bid process, value engineering process, cost reporting, change control process, invoice tracking, purchase order tracking, financial close out process.
  • Liaise with Clients Regional Governance Team to provide feedback on existing tools, processes, and standards with the intent of generating continual improvements.
  • Facilitate and support the Clients internal function leads such as Finance, Engineering, Real Estate and Client Relationship Management where appropriate with regards to Program commercial reporting.
  • Assist and support the global roll out of any new commercial standards, processes, and tools; and assist with their integration to the Client's delivery model.
  • Own preparation of preparation of preliminary budget / cost estimates. Manage the Delivery Teams (for complex projects) preparation of preliminary budget / cost estimates.
  • Accountable for the preparation of project specific procurement reports which advise on the appropriate procurement route for delivery partners/ disciplines (manage the Delivery Teams to carry out this task for complex projects) Advise on specialist value add procurement opportunities in connection with the wider Program
  • Manage the preparation of contract terms, warranties etc. for all third parties / delivery partners
  • Assess project final accounts for completeness and accuracy and ensure closure of any errors or ambiguities with the project delivery cost manager and confirm savings and benefits realization.
  • Participate, report on and solve to conclusion commercial or contractual issues.
  • Management of obtaining project funding approvals.
  • Issue accurate monthly Cost Reports (manage the Delivery Teams to carry out this task for complex projects).
  • Issue accurate monthly Project Status Reports in relation to project commercial items (manage the Delivery Teams to carry out this task for complex projects).
  • Accountable for timely issuance of cost estimates at each design stage and communication of outcome to the Client and project team. Manage any associated value engineering and descoping exercises if required to maintain budget (manage the Delivery Teams to carry out these tasks for complex projects).
  • Accountable for the vendor invoicing process, vendor purchase order issuance and close out, and project asset classification taxation analysis (manage the Delivery Teams to carry out this task for complex projects).
  • Provide feedback to the Client to identify areas to improve commercial delivery in the form of lessons learnt engagements.


Qualifications

Sr. Commercial Manager with the following experience, skillset and commercial knowledge of corporate office fit out projects:

  • MRICS qualifications or equal equivalent is preferred.
  • A minimum 7 years of post-graduate experience is required.
  • Ability to successfully manage and lead cost teams delivering commercial responsibilities relating to estimating, procurement, construction contracts, project controls and project close out.
  • Experience of working alongside and communicating with Corporate Real Estate functions such as Finance, Engineering, Real Estate and Facilities Management
  • Experience of commercially managing a portfolio of projects successfully with a collective value in the region of $20M.
  • Self-motivated and dependable. Must have the ability to prioritize workload and be organizationally astute.
  • Experience communicating with multiple stakeholders such as Design Teams, Client Corporate Real Estate teams and Contractors.
  • Demonstrate the proven ability to successfully complete and present, comprehensive, and accurate commercial Reports, Estimates and Analysis to Clients in a timely fashion.


Additional Information

The salary range for this full-time role is $95,000-$175,000 per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package.
