OVERVIEW
The Sales Operations Manager is responsible for facilitating all sales operational items that support the sales teams. This includes advertising, determining the best home product, inputting home orders, coordinating home orders with the House Construction Manager along with home construction cycle time, coordinating closings, directing maintenance and upkeep of the sales office, model center and model homes, routine sales office work and managerial responsibilities.
JOB DUTIES
- Produces monthly reports on sales, traffic and sales campaigns. Communicates these results to the Community/Resort Manager and Regional Vice President with justification when needed.
- Orders and tracks all inventory.
- Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
- Handles and resolves resident/customer routine questions and inquires in a timely and professional manner. Fields comments, suggestions, and complex situations to the appropriate manager.
- Oversees advertising and marketing for homes for sale in the community/resort (i.e. ads, flyers, mailers, banners, etc.). Organizes open houses, as necessary.
- Oversees service after the sale warranty coordination with House Construction Manager to ensure any buyer issues are resolved.
- Responsible for overseeing and regularly meeting with the House Construction Manager to ensure the schedule of each home construction project is on time, any scope of work changes are approved and the budget is maintained.
- Supervises all calls and traffic to the sales office and handles escalated issues when necessary.
- Performs general administrative functions such as answering phones, typing, copying, faxing, and filing.
- Maintains records and files in accordance with the Operations Manual.
- Coordinates with the Underwriting department to obtain approvals on prospective resident applicants; tracks all approvals and denials.
- Oversees coordination of closing packages and closings.
- Facilitates the payment of sales commissions and ensuring audits are closed.
- Partners with the Marketing team to monitor and maintain the resort website and social media pages (i.e. resort blog, Facebook, Twitter, eBlasts, and YouTube).
- Completes new move-in incentive requests for non-Sun Homes deals.
- Collaborates with Community/Resort Manager to select sites for Sun Homes models and inventory. Participates in decision-making and processing orders of model homes, including pricing.
- Reviews and authorizes invoices for payment pertaining to Sun Homes sales.
- Organizes model and inventory presentation with maintenance team (i.e. cleaning, furniture, repairs and warranty work).
- Directs House Construction Manager homeowner walkthroughs process. Provides insight and guidance on home inspections.
- Enhances company reputation by accepting ownership for accomplishing new and different requests; explores opportunities to add value to job accomplishments.
- Assists manager with the preparation of the annual budget.
- Other duties and projects as assigned.
REQUIREMENTS
- High School Diploma or GED (Required)
- 2 years experience in real estate sales, preferably in the manufactured housing industry.
- Ability to work flexible hours, including evenings and weekends as needed.
- Excellent communication, organization and time management skills.
- Intermediate computer proficiency with Microsoft Office Suite, including the ability to use email and internet.
- Demonstrated ability to manage multiple competing priorities.
