Real Estate Investment Portfolio Analyst

POSITION PURPOSE: The Investment Portfolio Analyst is responsible for collecting, analyzing, and communicating the results of the operations from various investments to the Capital team. This position will work closely with property accountants, the Asset Management team, and the Fund Accounting team.

DUTIES AND RESPONSIBILITIES:

• Property acquisition accounting.
• Review and assist in booking purchases of properties.
• Coordinate/review cost segregations timely.
• Work with Fund accounting to ensure equity is accurately accounted for on financials.
• Review sales/disposition accounting for accuracy.
• Review sales entries (revenue and cost of sales)
• Work with asset management to review/establish and communicate reserves and distributions.
• Create support necessary for tax and audit teams.
• Audit, coordinate and communicate payment of fees with the corporate accounting team
• Communicate (with the help of the Asset Management team) current and future distributions to the Fund Accounting team.
• Establish system of regular review of monthly financial statements.
• Perform analytics on property information.
• Goal is to establish standards across the portfolio for collecting data in a consistent/comparable manner, with the ultimate goal of establishing automated analysis (internally produced or software purchase) that will monitor key metrics across the portfolio.
• Until automation is created, establish system of performing key financial analytics across property (via excel or other manual calculations) to communicate trends, cashflow, reserve balances, rental increases etc. to the team.
• Work with asset management and property management teams to track and communicate construction progress/budgets.
• Establish and track standardized ROI calcs on unit upgrades.
• Provide team updates on progress (with help of asset management team)
• Communicate upcoming cashflow needs with Fund accounting.
• Establish audit program to ensure that financial information used by Fund accounting and Asset management in the preparation of quarterly valuations is accurate.
• Update, review and reconcile valuation models and workbooks.
• Communicate key trends, metrics and ratios needed for quarterly investor reporting.
• Assist Tax team (and coordinate with sponsors) in quarterly projections of property income.
• Review (with the help of tax team) year-end tax adjustments to ensure timely and accurate recording.
• Establish system of tracking key debt ratios and requirements.
• Any other duties as instructed by the Controller or CFO.

REQUIREMENTS:

Education:

• A Bachelor's degree in Accounting, Finance, or Real Esatate is required. A CPA is preferred.

Experience:

• 3-5 years of portfolio analysis in a real estate investement firm is required, or public accounting experience auditing clients in real estate.
• Experience with Yardi software is a plus.

KNOWLEDGE & SKILLS:

• Proficiency in the use of personal computers, including knowledge of Microsoft Word, Microsoft Excel, database and accounting software.
• Ability to create financial statements is required.
• Strong written and oral communication skills in a business environment.
• Well-developed organizational skills. Ability to prioritize duties and meet deadlines.
• Ability to work successfully as part of a team environment.
• Ability to work well under pressure, with daily, weekly, monthly and quarterly deadlines.
• Excellent interpersonal skills and a service-oriented background and mentality
