Overview

This position is primarily responsible for recognizing value of items being purchased for the Division; negotiates and closes deals with subcontractors and other vendors for the Division and follows through with accurate contracts.

Primary Duties & Responsibilities

  • Controls upfront plan, plot plan, and start budget for each lot working with Planning and Design, Purchasing, and Construction teams.
  • Organizes and maintains material bids and takeoffs for each product.
  • Controls need for corrections to take-offs and bids by following up with vendors and Builders, and completing changes needed.
  • Researches Purchase Order report weekly for issues and finds solutions.
  • Reviews final job starts each month. Ensures items are correct, reviews for missing costs and option issues. Makes corrections before submitting to Purchasing Professional Sr.
  • Assist in community set up by creating take-off reports and submitting to Corporate Centralized Purchasing Reporting (CPR) team.
  • Performs site walks with Construction to ensure upfront budgets and reports are correct.
  • Assists in the D-Job Audit process by creating reports and reviewing for accuracy before reviewing with Purchasing Professional Sr.
  • Controls the Cost to Complete Audit process by completing reviews, adjusting budgets, calling the appropriate team member, and submitting to Centralized Purchasing Reporting team.
  • Controls all P-Job budgets including city permit research and backup.
  • Assist in vendor payment issues as needed.
  • Performs other duties as assigned by supervisor.


Education & Experience

  • Bachelor's degree preferred.


Skills & Abilities

  • Proficient computer skills (especially Excel, Word and Access).


Technical Knowledge & Experience

  • General knowledge of construction.


Physical Requirements

  • Typical office environment.
