Property Accountant

Overview:
A growing multi-entity company is seeking an energetic, self-motivated individual to fill the role of property accountant. This position will report to the controller. The primary responsibility of the position is the monthly close for several properties. This involves general ledger reconciliations, preparation of financial statements for multiple assigned entities, preparation of draw requests to lenders during the construction process, maintenance of fixed asset records, and preparation of work papers on an annual basis for tax preparers. The accountant position collaborates with the accounting team on projects and partners with property managers for accurate financial records. This position will also partner with the development and construction teams for job cost reporting and the construction draw process.


Primary Duties:

  • Contribute to the achievement of strategic goals and objectives as well as those of the accounting department.
  • Perform monthly accounting close process including preparation of the monthly financial statements for review by controller. Close process also includes preparation of workpapers and general ledger reconciliations.
  • Prepare complete and comprehensive annual operating budgets for a variety of entities with the assistance of appropriate individuals within the organization.
  • Prepare construction draw requests to lenders and government agencies during the construction process.
  • Prepare and maintain job cost reports for the development and construction teams.
  • Prepare annual Common Area Maintenance (CAM) reconciliations for commercial tenants with assistance from property management staff.
  • Respond to tenant challenges regarding CAM reconciliations and defend reconciliations by compiling complete backup support.
  • Prepare mid-year CAM reconciliations to determine whether estimated monthly recovery amounts collected from commercial tenants are covering the properties' actual expenditures.
  • Prepare monthly variance reports, working closely with the assistance of appropriate individuals within the organization.
  • Manage property cash balances weekly and prepare monthly capital calls as needed.
  • Work closely with outside third-party management companies to ensure adherence to annual operating budgets.
  • Examine and interpret tenant leases to ensure the proper amount of operating expenses are recovered from commercial tenants.
  • Assist controller with maintenance of fixed asset records with quarterly and annual reconciliations.
  • Assists controller in coordination of the preparation of annual corporate and partnership tax returns with outside CPA firm.
  • Maintain continuous lines of communication with the team and accounting department, keeping the controller informed of all critical issues.
  • Adhere to company and department processes to ensure timely and accurate reporting.
  • Participates in special projects and assignments.


EDUCATION AND EXPERIENCE:
The position will report directly to the controller. The following describes the ideal experience and attributes a successful candidate will offer:

  • A Bachelor's in Accounting is required.
  • Certified Public Accountant designation (or CPA eligible) preferred.
  • Entry level position. Experience working in public accounting is desirable.
  • Strong general ledger knowledge gained through experience within an organization that maintains GAAP based accrual accounting preferred.
  • Strong computer skills, including fluency in Microsoft Excel, Adobe Acrobat, and Microsoft Word.
  • Experience with any variety of general ledger accounting software is preferred. Experience with Sage Timberline software is a plus.
  • Exceptional written and verbal communication skills, including ability to articulate concerns in a concise and timely manner.
  • High degree of detail orientation and conscientiousness concerning the timely completion of assignments.
  • Desire to take ownership and responsibility for work product.
  • Responsive team player with the ability to quickly prioritize among numerous pressing tasks.
  • High degree of credibility and confidentiality.
  • Exceptional work ethic.
