Job Description:

Responsible for working from blueprints and drawings in an effort to assemble, install, test, troubleshoot, repair, adjust, and maintain HVAC fixtures, apparatus, equipment, and wiring. Examples of equipment installed and maintained are motors, motor starters, pumps, circuit breakers, and CRAC units.

RESPONSIBILITIES

Essential Job Duties:

  • Perform all work functions specified in The Statement of Work for any particular contract.
  • Monitors HVAC systems and operations. Conducts preventive maintenance in accordance with established schedules. Includes test runs, repairs and logging equipment.
  • Checks, repairs and/or replaces valves, motors, controls, switches, gauges, wiring, fans, pumps, compressors, condensers, cores, pipes and other functional components of the system.
  • Orders new parts, supplies and equipment. Maintains appropriate inventories.
  • Responsible for locating and adjusting defects in HVAC and building systems.
  • Performs all work in accordance with established safety procedures.
  • Performs general maintenance, as needed (respond/repair/log building problems i.e., door hardware, replace burned out bulbs, and unclog toilets/sinks).
  • Maintain onsite direct utilities including (but not limited to) electrical power, city water, chilled water, natural gas, nitrogen, plant air, sanitary sewer and steam.
  • Knowledgeable in plumbing, electrical, instrumentation, and mechanical skills.
  • Maintain onsite indirect utilities including (but not limited to) condenser water, high temperature hot water, HTHW generators intermediate hot water and humidification.
  • Perform preventative maintenance work on equipment as assigned.
  • Ability to implement contingency plans and procedures in the event of planned or unplanned loss of utilities.
  • Knowledgeable in system isolation valves on entire site for emergency response of system failures.
  • Troubleshoot and service computer data center environmental controls, air conditioners, and humidifiers along with air handling systems, room and fume hoods, all types of pneumatic controlled devices relating to temperature, humidity, air flow control, and air handler pneumatic system operation.
  • Participating in activities to keep area in a presentable, clean and safe condition at all times
  • Make equipment observations and identifies needs and issues.
  • Resolve or route non-maintenance issues.
  • Complete qualified incidental repairs.
  • Provide complete description of issues observed that require maintenance.
  • Monitor operating equipment for early identification of issues.
  • Confirm equipment is clear, tagged and permitted prior to initiating any repair action.
  • Complete requested repairs and PM jobs as scheduled or identify non-conformance.
  • Update Maintenance Team Leader and operations on work-in-progress.
  • Assist in pre-start-up testing as required.
  • Respond and work with operations to resolve an unacceptable repair.
  • Recommend alternate repair opportunities and options.
  • Provide improvement feedback on preventive maintenance tasks, procedures and frequency.
  • Identify and immediately initiate corrective action on unsafe conditions.
  • Maintain personal and company tools in safe, clean and usable condition.
  • May perform other duties as assigned.
  • Troubleshoot, repair, and overhaul mechanical equipment such as speed reducers, agitators, pumps, compressors, fans, blowers, etc.
  • Operate shop machine tools such as lathe, milling machine, and drill press.
  • Fabricate items from sheet metal, Plexiglas, Kydex, Teflon, polypropylene, polyvinyl chloride (PVC).
  • With minimum supervision, work from drawings, blueprints, sketches, or oral instructions.
  • Determine the appropriate methods of construction and layout work making maximum use of available equipment.
  • Perform job related work such as pipefitting and welding.
  • Using the tools associated with the crafts of pipefitting, welding, sheet metal, carpentry, insulation and painting, perform duties associated with this work. Work from written and verbal instructions, blueprints, and rough sketches.
  • Install and insulate piping for equipment such as fuel tanks, pumps, condensate systems, chemical reactors. Disassemble, reassemble, clean and repair equipment such as heat exchangers and high temperature water generators. Install service piping to laboratory equipment.
  • Fabricate and install sheet metal such as ducts, canopy hoods, and access panels. Fabricate, install and assemble, using welding as needed, equipment such as safety guards, drives, and tables.
  • Install and repair office furniture and laboratory equipment such as hoods and benches. Install and repair all building equipment such as doors, windows, walls, suspended ceilings, roofs, floors and floor coverings.
  • Install, revise, and maintain building utility systems such as air handling equipment, cold and hot water piping, plumbing fixtures, drain and sewer piping.
  • Work with other trade mechanics to complete assigned jobs.
  • Regular inspection of facility Building Automation systems.
  • Troubleshooting building control systems.
  • Being on call and willing to work overtime.
  • Repairing control valves.
  • Repairing VAV boxes.
  • Repairing and troubleshooting pneumatic control systems.
  • HVAC maintenance. (Belts and Pulleys)
  • Maintaining a record of service cycles and other maintenance activities conducted.
  • Efficiently managing time and completing all tasks assigned.
  • Reporting damages, defects and other issues pertaining to facilities infrastructures supervising manager.
  • Understanding of ventilation systems.
  • Keeping a daily log of task completed.


QUALIFICATIONS

Skills, Education, and Experience:
  • Associate's degree or equivalent from two-year college or technical school; or three years related experience and/or training; or equivalent combination of education and experience.
  • Preferred completion of an apprenticeship program, State Journeyman's license or equivalent.
  • Three or more years' experience in facilities operations and maintenance.
  • Mechanical skills: diagnostic abilities, facilitate repairs.
  • Ability to read and comprehend blueprints, drawings, schematics, specifications, codes, and handbooks.
  • Ability to use various testing devices related to the mechanical trades.
  • Strong interpersonal skills and the ability to function as a team member in a demanding service environment.
  • Must have a current valid driver's license.
