Position Summary:

To ensure that assigned buildings are clean, functional, and properly arranged for routine and special functions during the normal school day as well as evening and weekend events.

Currently there currently 1 position available on the night shift.
The position is Full Time:1:00PM-10:00PM with required flexibility to work special events and respond to snow.

Description of Key Responsibilities:

1. Inspect all buildings and their components on a regular basis to identify and prioritize necessary cleaning and repair activities and report safety and security concerns.

2. Service, adjust, and perform minor repairs of mechanical, electrical, and hydraulic equipment, including both building components and equipment used in the building. Install minor building components and replace light bulbs and tubes. Report the need for more extensive work to immediate supervisor.

3. Coordinate cleaning, maintenance, and setup activities with building management personnel and users, and with contract personnel working in the building (i.e. food service personnel, outside contractors, etc.) so as to maximize efficiency of operations and minimize disruptions to building usage.

4. Clean all buildings and building components, including: floors (carpet, tile, wood, etc.), walls, mirrors, windows (inside and outside), building fixtures and furnishings. Cleaning activities include: refuse removal, sweeping, dusting, vacuuming, dry and wet mopping, scrubbing, and waxing.

5. Setup rooms and/or outdoors for particular functions by moving and arranging athletic equipment, furniture and accessories, including: chairs, tables, lecterns, and audio/visual equipment, as directed. Remove or rearrange furniture and accessories at conclusion of function (as necessary).

6. Replenish consumable supplies, primarily washroom supplies, as necessary.

7. Remove snow and ice from walkways and other areas adjacent to the building.

8. Ensure that materials and supplies are properly secured when in storage, available when necessary, and used in a manner which minimizes waste. Utilize the College's purchasing system to order additional materials & supplies as needed.

9. Work at other locations as assigned to temporarily substitute for personnel not available, or to supplement personnel during times of unusually heavy workload.

10. Assist in security functions, including opening and closing of building, and parking and crowd control at events.

11. Set up and arrange for the serving of refreshments, including the brewing of coffee, providing hot water for tea, etc.

12. Perform other related duties and tasks as assigned.

Required Knowledge, Skills and Abilities:

1. Ability to communicate in the English language, both verbally and in writing, in order to receive and give assignments and instructions, understand written procedures and cautions, prepare written requests (i. e., requisitions) record work completed, etc.

2. Ability to utilize basic mathematical skills necessary for calculating quantities, preparing estimates, monitoring of the budget, etc.

3. Ability to safely and effectively transport (which may involve lifting up to 75 pounds) and utilize materials and equipment used in facility servicing and maintenance and to work safely from ladders, scaffolds, and other elevated positions.

4. Knowledge of acceptable methods for cleaning various types of surfaces found in buildings.

5. Ability to discern when building systems and equipment are not working properly, and to identify and take appropriate action, which may include performing minor adjustments/repairs or notifying supervisor of the situation. (Note that good judgment is required here).

6. Ability to work outdoors in inclement weather and to work other-than-normal and, at times, long hours as determined by the supervisor.

7. Ability to move, setup, and remove to storage, furniture and accessories, sometimes with only short notice.

8. Ability to plan and schedule work efficiently, and in a manner which will minimize interference with building operations.

9. Ability to effectively communicate with, and relate positively to, a variety of people representing various building users.

10. Ability to quickly grasp knowledge of the College organization and operation.

Distinguishing Characteristics:

The extent to which activities and events taking place in specific buildings are conducted smoothly and efficiently is highly dependent on how the buildings look and function. The individual in this position plays a key role in making this happen. The image of the College in the eyes of its various populations (i.e. students, faculty, staff, prospective students, parents, alumni, etc.) is strongly affected by the performance of the individual in this position.

The College's maintenance work force is responsible for both buildings and grounds maintenance. This workforce is generally made up of individuals who each perform a wide variety of duties, and whose work strongly affects a diverse group of users of the facilities. Thus, employees in this area are expected to be multi-skilled, flexible, and able to work cooperatively with each other and with other members of the campus community, often without direct supervision. Reliable and regular attendance is essential because of the nature of the work being performed.

While an individual in this position is a member of the College's maintenance staff, and therefore, reports to a maintenance team leader or the Assistant Vice President for Business Operations, the nature of this position necessitates taking direction from and carrying out requested actions of building users and building management personnel on a regular basis.

An individual in this position must frequently communicate with building users (including those from outside the campus community). Uniforms furnished by the College, must be worn at times determined by his/her supervisor in order that this individual is visible to members of various constituencies.

An individual in this position may often be required to work at times that are other than or in addition to, normal hours and days. This includes evenings and weekends as directed by the supervisor. Buildings must be prepared for operation early, and at times functions held in the evenings and on weekends will require the presence of this individual. Also, as is the case with all maintenance staff members, this individual may be called upon at times to respond to severe weather and other emergency conditions.

Education/Training:

A high school diploma or equivalent is required. Some college course work is preferred.

Experience:

A minimum of one year experience in building cleaning and maintenance is preferred.

Licenses or Certifications:

Valid driver's license and acceptable driving record is required.
